Building Rentals
We're more than just the Fair!
| The Evergreen State Fairgrounds are booked year-round for many activities. We are conveniently located north of Seattle and east of Everett with easy highway access. We have 5 different parking lots and 287 RV hook ups, We have commercial buildings and animal barns. All these features mean that we can accomidate a lot of different types of events, including the Bull Riding Events, Training Seminars, Evergreen Recreation & Sportsmen Expo, Car Sales, Horse Shows, Model and Hobby Shows, Meetings, Practices and numerous small animal shows. The Fairgrounds are also busy hosting 4H events and programs. On our grounds you will find an outstanding equestrian park, motor sports race track, buildings and barns that are available to rent year-round (excluding Fair time, the last few weeks of August, early September). |
Rental Schedule
Unless contracted differently:
(a) Rental fees cover use of the facility for one day (6am-10pm); - No event is allowed to continue after 11pm.
(b) In most cases buildings and grounds rental rates are based on a flat rental fee.
(c) Set-Up and Move-Out days may be charged at half price if these are other event day(s).
(d) Rental rates do not include after event clean up; additional labor charges assessed for after event clean up.
(e) Fairgrounds Management reserves the right to negotiate prices where they see fit.
Bldg # 100 Equestrian Indoor Arena - Non-Horse Shows
Approximately 53,400 sq ft exhibit space without bulkhead in balce (except as noted below), clear span, ceiling height 25', 50' at peak. VIP/clubroom, built-in office, announcers stand above office, two built-in heated ticket booths, large lobby area. Concrete/asphalt floor, gas heat (except as noted below), fluorescent light, ceiling fans, 3-phase electrical hook-ups. Food concessions and restrooms in building. Ample parking available.

Exhibition & Trade Shows $2,000.00 Uses: Non-equestrian events scheduled during February - Commercial and non-commercial trade exhibits and shows; entertainment; RV, home, and equipment shows.
Set-up and tear down days may be assessed at half daily rate. Established price is pro-rated to include dirt, bulkhead & bleacher removal and restoration. -
Indoor Motorsport Events $1,500.00
Uses: Indoor ATV, Go-Carts, Motorcross races - Scheduled during the months of November through January only.
Set-up and tear down days may be assessed at half daily rate. Established price includes bulkhead preparation & materials (plywood & plexiglas), scaffolding set up & rental, portable fencing set up & rental, daily after event dirt clean up charges, restoration of dirt surface, after race season bleacher power washing and clean up. Building is not heated; dirt and bulkheads in place. -
Events Other than Motorsports, Exhibition Trade Shows Events other than Motorsports, Exhibition/Trade Shows $2,000.00
Uses: Non-equestrian events - SCA, Dog shows and other events that additional materials, equipment and set up is not needed. Events with dirt, bulkheads and bleachers in place - Specific alterations & equipment charged separately. Set-up and tear down days may be assessed at half daily rate.
Bldg #400 Commercial Building
Occupancy 909; Footage is 120' x 203; Daily Rate is: '$900.00
Uses: Commercial & Non-Commercial exhibits, craft shows; swap meets; small animal shows. Approximately 24,360 sq ft exhibit space (structure support posts located throughout building), ceiling height 11', 19' at peak, painted asphalt flooring, gas heat, 110v electrical outlets, indoor water taps available; fluorescent lighting; attached outside covered breezeway; food concession; restrooms in immediate vicinity of building.
Bldg# 403 VIP Cabin
Occupancy is 31; Footage is 32' X 24'; Daily Rate is $250.00
Cute log cabin with covered porch. Uses Meetings. Approximately 768 sq ft, meeting room, kitchen, restroom. Heated, 110v electrical outlets, convenient parking.
Bldg# 404 Longhouse
Occupancy 137; Footage is 40' x 60'; Daily rate is $375.00
Half a Day Rate is $165.00 Uses: Meetings, seminars, banquets/luncheons, parties, small craft shows, weddings, receptions. Approximately 2,400 sq ft, Unique log construction, ceiling height 8', 14'8" at peak; 110v electrical outlets, concrete flooring, track lighting, electrical heating. Kitchen and restroom in building. Rate includes 6 - 8' tables and 50 folding chairs.
Bldg #500 Display Hall
Occupancy 756; Footage 200' x 72'; Daily Rate $700.00
Prices per section if rented separately $450 each. Each section approximately 36' x 200'. Uses: Craft shows, swap meets, floral shows, commercial & con-commercial exhibits. 2 sections available for use; ceiling height 11', 14'8" at peak inside each section; Main entrances on north side of building; painted asphalt floor, gas heat, fluorescent lighting; indoor water tap; restrooms in immediate vicinity of building.
Bldg #501 4H Building
Occupancy 588; Footage 180' x 84'; Daily rates: see below
Two North Sections for $750.00;East Section rents for 425.00; West section with stage rents for $575.00. Uses: Banquets; auctions, swap meets, small animal shows, displays, craft shows, meetings, conferences. Main entrance on north side of building; two adjoining walled sections (each section 42' wide); One section contains indoor stage; one section contains built-in glass display cases. Three built-in kitchens. Concrete flooring, gas heating, fluorescent lighting; ceiling height 11'6", 18'6" at peak; adjacent restrooms; portable PA system. Second floor level not available for use.
Bldg #600 Pavilion
Occupancy 542; Footage 90' x 150'; Daily Rate $750.00
Non-Animal Show rate - $750.00/day Animal Show Rate - $550/dayOutdor Covered Arena only - $50/dayUses: large and small animal shows; commercial & non-commercial exhibits; craft shows; swap meets, auctions. Concrete floor, gas heat, ceiling height 16', 32' at peak; fluorescent lighting, restrooms and showers in building; drains; overhead 110 amp electrical suspension hook-ups; suspended water hose; ceiling exhaust fans, covered wash rack (cold water) nearby; clipping area; new/ used shaving bunkers adjacent to building with loading/unloading ramps; ample parking area; easy access to judging area; portable feeders specially adapted to pavilion available, sixty 2-sides, 6' portable mangers for animals.
Bldg #604 Evergreen Events Center
Occupancy 4,700; Footage 140' x 240'; Daily Rate $2,000.00

Uses: Dairy cattle shows, swap meets. Approximately 15,000 sq ft, two section building. Clay floor, tie rails, water, night lights, wash rack. Milking Parlor - Available for dairy cattle shows only - contains 6 stanchions and 3 milking machines - activation, inspection, and damages charged billed separately.
Bldg #610A Dairy Shrine
Contains 1 small office and two restrooms. Concrete flooring $150.00
Bldg #613 Pavilion Outdoor Judging Arena
Occupancy - ; Footage 60' x 82'; Daily rates $50.00
Price applies if rented separately from Pavilion. Uses: Large and small animal shows. Approximately 4,920 sq ft, covered outdoor arena - no side walls, adjacent to north side of Pavilion and wash racks. Dirt based topped with shavings footing. 50 person bleacher seating.

West Parking Lot, Outdoor Grounds. Uses: Swamp meets, flea markets, large and small animal shows, vehicle shows, equipment auctions, concerts. Contact Fair Operations to discuss a quote.
